A single Turnpike exit changed what Minneola is
Exit 278 on Florida's Turnpike, at Hancock Road in Minneola, opened to traffic in June 2017 as an all-electronic toll interchange (Wikipedia, Florida Turnpike). Mayor Pat Kelley later described the effect in blunt terms: "All of a sudden we became a bedroom community for Orlando" (ClickOrlando, Minneola growth coverage). Acreage along that corridor that once sat as rolling pasture is now platted for new subdivisions, and a driveway or a patio going in near Hancock Road today is almost always tied to one of those new builds rather than a replacement.
The growth itself shows up clearly in the numbers
Minneola's population estimate went from 13,848 in April 2020 to 21,064 by July 2025, a 52 percent jump in five years (Census Bureau PEP, Vintage 2025). Even with that pace of new building, the city's median home still dates to 2007, meaning a meaningful share of the housing stock is approaching an age where the original driveway or patio starts showing its first real cracks (Census Reporter, Minneola FL).
Minneola runs its own Building Department, separate from the county
Being incorporated changes the paperwork: Lake County's exemption that waives a building permit for a low driveway or sidewalk applies only outside city limits, so it has no bearing on a Minneola address (Lake County, Residential Work Exempt from Permits). Lake Minneola gives the city its name and its waterfront
Lake Minneola covers about 1,888 acres, making it the third largest of the thirteen lakes in the Clermont chain and, at roughly 18 feet deep with pockets near downtown closer to 30, also the deepest (Wikipedia, Clermont chain of lakes). An 1884 settler, George W. Hull, is credited with giving the lake its current name, borrowed from a Dakota phrase for "much water." A lakefront patio or a pool deck built close to that shoreline still answers to setback and erosion questions a lot a few streets back from the water never has to consider.
The region's rail-trail runs straight through town
The South Lake Trail, a paved path a little over 12.5 miles long, passes through Clermont, Minneola and Groveland, and is the largest trail in Lake County (Wikipedia, South Lake Trail). It runs over hilly ground on its way between those three towns, a reminder that Minneola sits on the same undulating terrain as its neighbors even without a single peak as famous as the ones just south of it.
The state's current watering order leaves Minneola with one day a week
Lake County falls under SJRWMD's Phase III Extreme Water Shortage Order, Order 2026-017, which pulled affected counties down from the normal twice-weekly schedule to a single irrigation day: odd-numbered addresses water Saturday, even-numbered addresses water Sunday, nonresidential irrigation runs Tuesday, and nothing may run between 8 a.m. and 6 p.m. any day (SJRWMD, Watering Restrictions).
